We track multiple disregarded entities using the location feature and multiple properties using the customer feature (units can be tracked as sub-customers).

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

I am sure Appfolio has similar features, but the pricing structure is dependent on your needs and door count.

First off, I really like how you’re thinking beyond just the renovation.. you’re creating a tailored investor strategy that builds excitement around upscale features.

I just bought it in the fall and am trying to complete a bunch of modifications during off-season (e.g. metal roof, certain safety features, treating the deck, possibly updating the fire pit area, etc). 

I actually just switched my properties to TurboTenant and am looking forward to this feature.
