There is the tactical "act" of underwriting, then there is the much more valuable "art" of underwriting.The act can easily be taught.  

In some older neighborhoods especially historic districts, the tenants look for older houses - they preferred the art deco bathroom tiles, the thick plaster & lath walls over granite countertops and stainless steel appliances.but class D neighborhoods are easiest to tell. 

Drywall, for instance, is an art, you can't just watch a YouTube vid a become an expert.

There is an much art as science in financial projections and numbers change with the market.  

My husband and I own a duplex in the heart of Bishop Arts that is a STR.

The units are very utilitarian, in the first listing there are only 2 art pieces in the living room, they are too small for the wall, and they look like they were ordered off of amazon which isn't necessarily bad but it also doesn't stand out.
