I have been through several of the free workshops they are offering bu a more expensive program follows.

I would split the difference bu as Patrick said, at least let them know they are under market.  

Most REO sales these days that go all cash want the buyer to bu as is with no repairs or credits.So plan on paying your offer amount and get the repairs right, don't guess.
