@Logan Berry, a quit claim deed doesn't make something "worthless".A quit claim deed transfers any rights to a property that one person has to another person but makes NO guarantees about what rights that person had to begin with or even that they had rights.

This seema to be very similar to the tax lien buyers club everyone is talking about in the thread. ( 3 day refund policy, 3 day workshop for $1,000 to sign up ) If you look on the website the owners name is brian peterson which is strange since I just saw Lia Berry early threads mention the speakers name was chris peterson. does anyone know of any relationship between these two company's?

One other thing I didn't mention is that our timeline for moving is extremely flexible and we would not make our plans until after we have found a suitable tenant (even if that means staying with a friend or renting something short term locally), so at the moment I am a bit inclined to want to try things ourselves using some of the recommendations from @Nathan Gesner, @Chris Berry and others.I also did a a rough analysis based on the two local PMs I have researched and the potential cost savings would be over $6,000 a year.

@Stewart J berry tenants may not regularly seal granite, wipe up dark liquids fast enough or use trivets and cutting boards — think raw chicken soaking into your counters — so we’re fine with laminate countertops, hygienic and cheaper to repair/replace if damage occurs.
