I wrote a letter to the HOA yesterday explaining why the door was needed, how security would be very tight, and how the HOA itself could potentially be responsible for any ADA fines/penalties if they are found to the "barrier to access" for ADA as they control the lobby.We have a tenant lined up and obviously this is causing a major issue. 

You can spread your cash out, and each property then accumulates CF to recover the same cash you might have used on one all cash deal.Buying for accumulating equity is also an illusion. 

The letter also states the total non-rent items currently owed by the tenant, such as accumulated late fees or repair charges.Also very important, the tenant states they have no unresolved issues with their current landlord, except as listed in a space provided, and they have no current plans to cancel their lease under the Service Members Civil Relief Act or for any other reason. 

Apologies if it is long, but I have been going back and forth on this issue for a while and would like some input. 

The monthly payments are great, but the issue I am running into is what to do with idle cash.

FYI Dominic, the resident had been in the property since early 2019 and ran into issues in 2024. 

@Lucas DeAndrade how much knowledge do you think you've accumulated about the Akron market?

I'd like to accumulate enough properties to cash flow 6 figures, which would likely be a 20 year plan. 

It would be wise to rectify it before transfer of title so your starting off clean and hopefully won't have any issues when you go to sell down the road. 

The tenant has a roach issue, even though my building has a monthly exterminator service.
