HOA can't foresee your roof issue until you report it.If there was a roof leak and you reported it to the Hoa in timely manner, but they did not address it, which in turn kept leaking with subsequent rains causing damage, then I believe  you may have a claim.The roof has been repaired so get a quote to repair the ceiling.

The problem with apps running comps is that they can't see inside the homes (or smell them lol), or evaluate the exact location, or understand the local market on an intimate level to know what's next door or around the corner and predict the market value and ARV accurately like only an experienced local Realtor, appraiser or expert investor can.

Fail to produce K-1s in time for LP tax returns to completed on time, refuse to communicate with LPs, when LPs start to express frustration.Cheryl Cheryl, I'm sorry to hear this.Many investors learn expensive lessons with their early investments.Knowing nothing about this deal (because I didn't invest) I can already tell you the 24% projected return was a major red flag (in my opinion).
