I would say if those are the true numbers, the place would have sold instantly already.Purchase of $179k and rehab of $150k to get a value of $735k is almost unheard of.Main red flag is that something else major is wrong with the property.

But then after finding something I'm interested in, I usually have to do more evaluation on a spreadsheet (find out a cap rate, figure out potential rent, interest calculation, utilities, property taxes, wear and tear, depreciation, etc) and then find that the numbers don't work out.It would be great if there was a tool that had all that information in one place, and would do the analysis instantly!

The properties that are being sold here in Winnipeg almost all sell instantly as there is just not enough supply of homes.If the Canadian economy continues to worsen and rates continue to drop house prices will actually go up.
