Are you looking for custom, semi-custom or spec homes?

It costs the same amount to replace a roof or furnace whether the house is worth $300k or $30k (assuming a similar size).

Does anyone know anybody who funds mobile homes and/or abandoned parks with infrastructure already in place?

Most deals I work, I find that the most inexperienced party in a real estate transaction will end up losing 4-10% of the value of the home in the transaction because they don't know what they are doing. 

I am looking for any guidance with a new venture I’d like to do which is group homes.

But here’s the home. my oh my has it been quite the journey.

Purchase price: $265,000 Cash invested: $200,000 1930’s historic home with a converted garage.

ie, wind damages the roof and that lets in rain that damages sheetrock, floors, furnishings,...   

Not an easy thing, but saving 20% or more on the cost of a new home seems well worth the time and effort if you ask me.
