First off, huge props to your dad for building that real estate portfolio over the years 👏🏽 Given the numbers you shared (3.4% fixed mortgage is chef’s kiss), it sounds like a solid property with a lot of upside, especially since you already know the ins and outs and can add value by converting to 3-bed units.

Uniqueness, location, accessibility and of course excellent, and I mean excellent customer service.We have a 2-3 truly 5-star vacation-esque STRs where we work locally with chauffeur services, restaurants for catering, chefs for on demand meals, etc., dog walkers for their pets-- plenty of services-- that the property managers can coordinate a full service weekend experience for a wealthy elderly couple from New York.

And it's actually going to make us MORE money with WAY less work and headache 🙏 (I mean we'll still have tenants so its not without headache).I also have 2 littles, whom I homeschool, were just finishing up renovating a school bus, and started a couple businesses, while traveling the country (hippie scientist gone green real estate investor 🤓, still hippie 🌈✌️🚌, with hottie chef husband 👨‍🍳).
