Some big business PM companies are heavy on the advertising/sales but no real money on the delivery and fulfillment of promises.  

I, like you, am a managing partner of a holding company, but unlike you, we are heavy into the real estate space.

We have full time professional jobs and children so getting into heavy rehab or flipping is not an option.

I hope your future capex is not too heavy considering the houses in downtown are so old. 

If you don't like cold calling, being hyper social/extroverted, and dealing with heavy rejection often I wouldn't recommend it.

I myself am a student of folks like Ron Legrand and Grant Kemp, heavy hitters in the creative world.

And consider listing the house with that same agent when you sell.Watch out for school zones, flood zones, local noise sources like heavy manufacturing and airports.  

Usually the heavy hitters of the area are moderators in the group or posting everyday.
