I'm a recent law school graduate in the beginning stages of my real estate investing journey. 

Due to time constraints (I was a graduate student), I've been holding all my investments passively in ETFs.

We have a good amount of guest that come for graduations at Fort Jackson, baseball tournaments, family get togethers, lots of people for various types of work trips, etc.

At the time, I had just graduated with a physics degree, landed a great job in the Bay Area, and was newly married.

I prefer graduate students whenever possible because they don't have time for partying, are of legal age anyway, and generally tend to be by themselves or with a partner so it's more like renting to a couple.

My spouse went to school at UT and the rental there is a hold over from graduate school.  

One tenant stayed 13 years until their youngest child graduated, then moved.
