I see my equity rising rapidly on these apartment complexes, due to the forced appreciation, increased cash flow and significant paydown of the loans, just in the first 8 months to 2 years of ownership.To be forewarned is to be forearmed.  

11- BE ADVISED a local portfolio lender usually only lends to a business entity like an LLC and not to an individual, so prepare accordingly and find a good real estate attorney familiar with LLC or series LLC, and land trust formation.I would also recommend that you send them a potential deal in advance of purchase, or if you are a newbie, an example of what a potential deal would look like to see if it meets the local commercial portfolio lenders requirements.Better to be forewarned so you are forearmed!

You'll be working with a sales account manager and your experience will be confined to their knowledge and capability.Best advice - be forewarned and forearmed but not scared.

Good or bad owners, they have incredible bite force and it nearly went straight through my forearm in one chomp.

@Mindy Jensen if you get the straps where two people can lift it together, it really isn't that heavy or tough, check out forearm forklift moving straps at Home Depot and find a friend.
