It can be done quickly but it depends on your willingness to get uncomfortable.

If you do not feel comfortable pursuing additional growth, I'd wait it out just a bit. 

If you're not getting uncomfortable, you're not growing - this is huge!

Then, over time, probably a few months, start to determine who you would feel comfortable doing a deal with.

If you bought a duplex for 225k 10 years ago, haven't updated it since, wanted to sell it, and had solid paying tenants, why would you go through the hassle of raising rents, having uncomfortable convos, and doing improvements, when you could sell it today for 450k.The reality is, if they kept the unit updated and charged market rents, they likely wouldn't sell.  

I feel like if you dont want to spend too much time figuring out the flow then it's a good alternative.
