The tax lien is $37k, I figured the terms we very generous but with it being my first deal, I wanted to make sure it was a worthwhile endeavor for a potential partner investor. 

I am a newbie in this realm and looking forward to learning all I can in this endeavor of becoming financially independent.

Whether that's mobile home parks or any other kind of commercially valuated endeavor is a matter of personal comfort and preference.
