After 16 years in my career (RE broker) and 13 years as an investor, I'm at the equity growth stage as well. 

It is a bit painful, but I commit to staging--unwaveringly. 

We close Aug 22nd and so far we've done a ton of paperwork and we're at the appraisal stage. 

I'd break down residential real estate like this (definitely some subjectivity here):A class area= High year-over-year price appreciation, excellent public schools (elementary school ratings are the most correlated to higher real estate prices), little-to-no crime.

I'm definitely in the learning stages and  you've given me lots to learn about. 

When you go with a company, it may be a month before the mailing goes out since they  stage and batch the mailings in order to use bulk mailing at the post office.2.

I feel like i am in this awkward in the middle stage where I still need to work my corporate job, but right on the cusp to make real estate my fulltime job.   

I don’t have a problem paying a couple grand to remove some of the just figure it out stage of learning and utilizing expertise of people that already do it. 

I'm in the beginning stages of purchasing a 2nd home in Costa Rica.

It could be possible to still negotiate a purchase depending on the stage of foreclosure it is in.
