If they move soon, one month vacancy would eat away any savings of a hard "no" and it's wintertime (here) where vacancy is harder to fill...I'd at least discuss with the tenant and have someone do a bid to find out what it even costs for this home.

I just won a bid and I'm refusing to pay them until they give me legal property description and of course it was Lot number 25 in there auction not the actual lot in Cherokee Village for example so I'll be making some calls tomorrow.If these guys are selling it…..you don’t want it.

you say they have insurance for their pet,, they need to give you a copy of that and you need to verify with company policy is up to date, give a copy of that to your ins company and let them know your working to have them move out and have given them notice to do just that.
