@Edward Toomey V It's unfortunate you had that experience with a software purposed for landlords; however, I'd hate for you to give up on software designed to work for landlords and ditch to QB.  

The only catch is you have to bank with them which is fine with me as when we got our first loan with them it was time to ditch WF anyway.

They will make you the most profit.  10 acres with 1970 house.  5 acres with cattails. 10 acres with hill. 60 acres with ditches, scrub trees, etc.

Ditch that mentor.  

Get your credit cleaned up, ditch the car payment and find a side hustle to grow capital. 

At 33 in north west Georgia I’m starting to feel like I missed the boat but I’m ditching this pity party and pushing forward for my first multi family deal or any deal for that matter. 

No pay usually winds up in finding another project that does pay (for me) - and I rarely don't answer my phone or call someone back (which is the first sign of someone ditching).
