Wholesale flip opportunities become more available when one of two scenarios occur (1) a property needs extensive rehab to be livable so that owner occupants are not interested and conventional financing is not available or (2) the entire market becomes destabilized because of a gross imbalance between supply and demand usually caused by a servere price drop or huge decrease in mortgage availability.Both these scenarios work better without a 6% commission.
