Google provides an AI summary of search results that is usually good enough for a general question, but I would never give any AI a detailed tax scenario and just run with whatever answer it gave me.

Those are desirable areas where a nice 3 bed 1 bath unit can rent for 1,200 all day long.Don't fall victim to the pro formas showing New Haven and Hartford to be these amazing places.

It is in a desirable area of town, in the same sector/neighborhood of properties ranging from 500k-1.5million.

Here’s what I see as key factors for scalability:Population Growth: The area is experiencing steady growth, which usually drives demand for rental properties.Property Appreciation: Reading’s property values have been increasing, indicating it’s becoming a more desirable place to live.

There is around 500k equity in the property. 150k-200k would get the property fully rented at top dollar with desirable tenants. 100k would get it to where I can rent all the units back out at fair reasonable market rents.
