Would like a cute 3/2 with nice amenities but $150-200 or less in HOA.

I like to look for locations that are good, and that I’d feel safe and comfortable living in if I was a single woman with a couple of kids.

"Value add multifamily" is a cute term, but it will be an absolute bear of a project that will evaporate cash if you don't know what you are doing...and perhaps even if you do know what you are doing.

At the risk of taking flak here, I'm going to say I've seen a lot of super cute stock tank pools that are low-cost options. 

Cute shops and a few slow paced casinos. 

The higher credit is attractive, but what if the couple's income is 3.2x the monthly rent and the single woman makes 6x the rent?

We did not have the time or experience to keep up with a dishonest woman who knew she knew more than us on real estate.

Right now they have some cute but a little wild boho looking curtains with orange, teal, gold, black.  

This is one of the last investments that the common man or woman can make and get ahead in life.  

On the other hand, the midwife or pregnancy nurse counsels the pregnant woman.
