:@Roland Brown Looks like it was updated 3 days ago...He just cruised through 6 months of collecting rents without any unanticipated expenses.basing an investing decision on the first 6 months of history is going to get a lot of people into some major heartache.. this is why professional that buy multi always want 2 to 3 years of tax returns to get a REAL understanding of how a property is functioning and you have some history to average out your highs  ( like right now) and your lows  ( when you have move out and turn over)

Then they finally get hit with reality and understand it's not easy, so they move on to the next thing like selling cruises or bitcon.

There is no such thing as "cruise control" in student rentals.

I just got back from a 3 week Australian/New Zealand cruise. 

But he was on a Carnival Cruise ship gambling. 

Outside of real estate, I enjoy listening to and making music, going to the movies, traveling, and cruises. 

If people think houses, or other assets, go up linearly then I am at a loss for words. i was on a cruise last fall and my wife made friends with a lady in Art Class and it we had dinner with  her and hubby.. turns out hubby was on the Board of American homes for Rent... they own about 30k homes.. they morphed from buying from others to building their own.. and then when rates rose they stopped and are just treading water at this time.. at least thats the report for that company..

I got down to 2 mortgages from 50, sold one and ws cruising along with a 2.875% interest mortgage that I had refinnced in 2013.
