Anything I should look carefully in my inspection (water infiltration, cracks, crocodile...)?

Have no clue what it entails to sell or price the house, have super crocodile bath breath, have no idea what upgrades are worth, have no clue what items of their house brings value and what items do not, and what items actually reduce value (a crappy pool, a desperately needed to be torn down shed) etc. etc.Although motivated sellers, they are in many aspects worse than a blind targeted lead where you have to argue and debate trying to convince them their house is really not all that!

i have already told father face to face (might be repeating this:) that he is risking his kids taken back by LA child services permanently after what he's now done, but all he did is break out in crocodile tears, assures looking for another place, but stating so far have 'nowhere' to go! 

It seems the tenant can apply the letter to their new crocodile if they wish.

Be patient and wait for the kill like a crocodile (or alligator).

:wink: I don't want to hijack this thread but to paraphrase on Al Pacino's line form the Godfather (I think III) Just when I wanted to get out, you keep pulling me back in...My approach is not as hypocritical as those who graze the section 8 pasture and then go marching at the tea bags ralley, crying crocodile tears for government intervention...
