It may be too liberal for some people (the board of supervisors is currently 2-2 party affiliation due to a democratic member stepping down and one of the leading contenders (mayor of Chula Vista) for replacement is a republican.  

There will most likely be other cryptos that serve other functions but I would be very surprised to see anyone take this over from bitcoin (not is anyone else really contending).

I would contend, however, that it’s better to have no tenant than deal with one who’s a credit risk.

This combination of low taxes, low maintenance, and high rental potential makes Vegas a strong contender for savvy investors seeking long-term profitability beyond just the purchase price.

If things go sideways, you will have much more than a simple eviction to contend with.Keep the paperwork simple and straightforward:  I suggest you do a lease with an option to buy. 

I would contend that buying, rehabbing, and getting a renter into a home in 90 days would be pretty quick.

While I do think that extreme climate is something we all will have to contend with, I think the area will always be popular as a vacation destination.Having said this, I am thinking about looking for a STR in the area.

Are all posts going into dirt or are they patios/concrete anchoring to contend with?  

I contend the more people push for direct bookings the harder for AirDNA to account for it and as said above they have no way to account for uniqueness (location, amenities, build).
