We do have to come up with 40-60% of the LTV through investor money!

I would, If in this position, take the equity in the form of a HELOC and purchase a cash flowing asset that would not only pay for itself but pay for the cost of the money while putting cash into my bank account each month. 

Hard money is pretty common.

Using local hard money lenders usually works best.

So, I wired the money.

I had no idea they would decline me for MY OWN MONEY technically.   

OVer the past month we have seen hundreds of millions / around $1B in defaulted private money loans come across our desk.
