I don’t know of any camps of people more entrenched than the “cash flow is all that matters” and the “you must use leverage” people. 

We also have Camp LeJune (Marine base) which is a great tenant pool.

Realize BP has a boot camp program but don’t know what that entails.  

Dave & Frank also put on a great boot camp 4-5 times a year (https://www.mobilehomeuniversity.com/mobile-home-park-investing-books-and-courses/mobile-home-park-investors-boot-camp.php).

I am also in the "give it a try" camp.

While I am normally in the do-not-sell camp, in this case it might just sell and buy at the new location.

To answer the first big question in your post — single family vs multi-family — I am firmly in the multi-family camp.

I'm in the camp of change the strategy to increase cash flow, refi, and buy more properties.

That kind of thing, the homeless, tent camps, there all over the place in CA.
