It usually comes from people who have made 10-20 calls and have tried calling the big 5 (BOA, Chase, Citi, Wells, and Indymac) and not smaller regional banks with no place to go.Recently we just got in a list of assets in MN from a bank with 25 locations and a bank in OH sent me their entire list of assets for sale.

I expect it will come back and I hope the new servicer, it started with BOA and then went to New American Funding, will be better.

there are national lenders everyone's heard of (Chase, BoA, etc.) and local lenders (regional, local, credit unions, etc.)call a bunch of both.

Wells Fargo, Discover, AmEx, Nerdwallet, BoA all have free credit monitoring services, and all of them showed a 100-140 point drop from the month before I bought the house to the month after.

We'lll see if PNC/BOA/Schwabb/Citigroup can survive the CRE disaster.We know in June 2025 the Fed rate would 3.51 anyway, so there's no need to make rush investment.We are not out of the woods yet, we still have a quarter million people got laid off in California in the last two years , while banking sector is carrying very heavy public debts.

You can forget any large bank like Wells boA or large regional s I highly doubt with your scenario they will provide any credit to you.then you have the Brokers who are responding.. they set you up with a direct HML that does vertical Rates 10 to 15%  and points 3 to 6.. of which the brokers take 2 to 4 points for setting these up for you.
