I rebuilt a house in the area a decade or so ago that had cracks in the walls that I later discovered had a 6 foot diameter bee hive in it.

A huge mistake at the time but it's been cash flowing for so long that the sting is partly gone.  

Being able to raise rents after the rehabs will sting at first (up front) but will definitely help moving forward with cashflow.as mentioned above, staggering leases could help mitigate.
