Rent: I have no qualms with a PM needing autonomy to negotiate.

Solo investing offers autonomy and direct profit retention but comes with limited resources and a heavy workload.

To answer your questions, I am not naive enough to expect this, but I am naive enough to not know the answer to this question, and ask it in this forum.I do not do this at my job, but that's an apples-to-oranges comparison, as I work a salaried position that affords me a high degree of autonomy and flexibility in deciding when I work and working at irregular hours does not equate to more money for my firm or myself.

we have pitched to debt funds or blind pooled funds who have some autonomy to select what they invest in and the numbers are higher than those IRRs I'll shoot you a PM. our underwriting is very conservative too.

I believe an S-Corp provides more autonomy to effectively pay 0 taxes on basically any level.  

The local authorities do have some autonomy in administering the program and you will find some differences in their processes and the ways they distribute their funds (IE - bedroom size calculations), but the property, landlord, and tenant standards should be consistent across the board.

You find at some firms the staff have a lot of autonomy to prep and review returns with little or no review from the partners in the firm.
