We're getting nailed in auto insurance too.Any ideas why these states?

I have a great one in Kansas City for over 15 years that I've used multiple times (only auto loans however), but hoping to branch out locally as I begin my investor journey in Arizona. 

These policies also cover you in all other areas of life like car accidents as well.

And the city is making a big push to attract startups focused on "mobility" not just auto.

Otherwise, you can also invest in a scraping software that will pull the info you need auto-magically!

However, at some point, you might get in an accident, or pulled over and found out. 

all materials, all labor costs to others, Not you, utilities, interest payments, permits, licenses, auto/truck expenses, tools needed are all deductable. 

I was originally drawn to it because I wanted to have one place where all my tenants paid rent and where they had the option to set up auto payments. 

They don't allow auto payments or automatically add late fees, and tenants would have the option to pull their payment back, which is not ideal.

If your rental rate is below the market anyway, a Tenant might consider this to be win as they would get the lower rate in the beginning and just rise to the level they were looking at everywhere else.Step clauses can be written right into the lease, or created by using 3 month lease terms with an auto-renewal at the step up rental rate price.
