Great assets (cashflow and appreciation, low to no cap ex), steady (low cash flow, good tenants, slow appreciation, low to no cape ex, and dawgs (low to negative cash flow, lots of cap ex coming, aggravating tenants).

If this sale takes you 9 months to complete what does that cost you in $$$ and aggravation versus a quick 60 day close?

However, at some point you’ll come to know that when considering the time, aggravation, and damage to your reputation, it just wasn’t worth it.  

Either that will get the tenant to perform - at least for a period of time , or cut short a whole lot of aggravation. 

We are selling off our beach properties due to the rising costs of everything beach related, and the aggravation of property management companies. 

Better than nothing, but it was so aggravating and painful.

They do a lot of stuff right, but it seems like everything has little aggravations that make doing something harder than it should be, different than I want to do it, or impossible.

Drug charges aren't always a red flag for me, but aggravated assault with a deadly weapon absolutely is.

It's really aggravating because they did NOTHING when the former owner let the garbage pile up in the park, had leaking sewage in the park or the water was turned off for 4 months. 

I have no interest in trying to take advantage of them, I just don't want the aggravation of maintenance jobs.
