I have been advised to do a title report on any properties I want to bid on, but am I able to do a title commitment? 

.- Have they filed a police report?

In my area I often come across people who never used credit much and only have 1 small negative thing on their report dragging their score down. 

@Kevin Wood: For those temporary and permanent differences accounts, move them to Other Income and/or Other Expenses and see if you the reports works for you. 

Without evidence, it's hard to say.First, you should educate all of your tenants to report excessive noise to the police.
