You only screen adults.

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

ALL of my major problem tenants happened to have had a average (adults in the household) score below 625. 

. #1 is probably flushing "flushabe wipes" and female products.

Communicate expectations upfront—because once they start double-parking or treating the place like a frat house, it’s game over.Cameras, Cameras EverywhereYou’d think adults wouldn’t steal each other’s food, right?

Be conservative and don't rely on young adults to pay their rent.

So things like, xbox/playstation ping pong for the kids maybe a turf strip to play some putt-putt for the adults etc...
