ARV Potential: Where can we expect to achieve higher ARVs?

@Annie Anson To achieve active status for tax purposes on your short-term rental (STR) in Florida, you must meet IRS material participation rules, such as the 500-hour rule or the 100-hour rule where your involvement exceeds anyone else’s.

At this stage, the main thing we need is for me to get back into the workforce and get some money coming in, in order to achieve that dream.With that in mind, my immediate goal is to gain employment in the field of property management, as opposed to wasting my time working in another field that is not associated with real estate.

My main concern is the interest rates being so high now as to whether what I'm hoping to achieve is really even possible.

Meanwhile, gross rents of $1,800+ for 3-bedroom single-families is an achievable figure, so it’s possible to generate cash flow if you lever modestly.There’s a bunch of other stuff that’s worth highlighting—the economy, demographics, neighborhoods, new construction, and more.
