@Ben Oestrike   Since you've noted this would be a PA Sheriff Sale situation and with my limited experience and @Jay Hinrichs very extensive experience, we've both noted an experienced lender is very unlikely to provide funds for a purchase.   

Keep in mind you likely utilized the PAR agreement since it was a PA transaction which has a  default arbitration requirement  that's rarely stricken from the agreements.

What next, try to force seller(s) to accept a PA on stated facts with 0 supporting doc's????     

If you are a resident of PA and the deed holder is also a PA LLC,  drop the Wyoming LLC.

The way to get around this is to end the lease at 12 months, then start a new 12 month lease.This is a PA court decision.
