You might get a few different answers depending on who you talk to, but at the end of the day, it’s a yes or no that matters. 

If they have a guideline that requires you to own/lease your own place, then it sounds like they are declining your loan because you dont own/lease and they are not willing to make an exception.

I found a brand new project and it's about 1450 SF and it's a modern building with parking with a shared elevator, stairs, and lobby. 

I hope the property taxes go away but I don't think it is likely  talk of eliminating property tax in FLA  is that what your saying ?? 

Working with someone that knows the ins-outs of the market is what you need to do when doing flips, what are the comps, what is going on with that HOA that could cause to decrease the sales price, what the actual model match or close to it sold for...

@Chris Rojas I'd talk to a few different lenders.

I know about hard money lenders and a little on DSCR loans but how would I make these loans work to start my real estate business.In addition wondering if you all have any ideas on using a LLC to leverage OPM? 

You may have to put more money down (10-15%), but you can close, in a LLC, with no worries about banks.
