There are multiple options out there and it's more important now than ever to shop around.  

Im looking to find a coffee shop etc with other investors where we talk freely for free for the benefit of networking etc.

What do you think is reasonable or do you shop it out to a wide net and close the deal when the first person signs ?

In retail: coffee shop vs clothing store vs jeweler, or industrial could be warehousing or some type of entertainment type use, i.e. axe throwing.In general, if I had a tricky space with a pretty strong grasp of the use I wanted to put in there, and the staging was very inexpensive, then it certainly could help. 

My renter (LTR) in Ohio is making cakes, cookies, etc in my rental home and selling to a local coffee shop, which then sells the items to customers.

Shop around for terms that meets your needs.

It would be worth shopping around for another bank.
