I found Rehab Financial as one of the best hard money lenders in Philly, but I was wondering if any of you have worked with them in the past.

What are some of the best areas or even zip codes that would be good to buy a rehab property?

@Jake Baker  You should think about a rehab loan if you are going to buy and hold.

I used them on a rental for the rehab in Houston.

Suggesting to them buying their house for a wholesale range offer or lower dependent on the extent of the rehab, then having a contract in place that gives them a percentage of the profit to help get them back on their feet, paying off debts etc.

I had 5 houses with them that were terribly managed (placing bad tenants, extremely high rehab costs). 

However, i want to address placing a tenant.My market has a low vacancy rate.

Hi John, When you say rehabbing land, I am assuming you mean re-zoning and selling the vision to an investor or buying land and subdividing it?
