Unsure about STR regulations in Charleston but I would advise you to search "arbitrage" on this forum and read up on the hundreds of pros and cons responses here before diving in to any market using the arbitrage model.

It looks like there's quite a few regulations in place at least in Nashville, IN (not sure about Bloomington).

MTRs fall into the standard long term rental( 30 day +) category and will follow those regulations set for Long term rentals.
