Flat fee can work well for people who are knowledgeable in real estate principles and law, have experience negotiating deals, and have time to devote.  

@Brody Veilleux Loss harvesting in real estate allows you to offset capital gains by selling a property at a loss, which can also offset gains from stocks or other investments.

I'd suggest going to work for a property manager, general contractor, or real estate investor...find a way to align your 9-5 with real estate.
