I don't believe this is a good deal, especially with you just getting started. sharks are everywhere, especially in real estate. get a few more (at least 3) other hard money lenders or look into house hacking with 3% down. take care.

If the people running it are self serving, that will show too.Based the on the leadership or lack thereof, REIAs may be sales oriented, education oriented, a nest for sharks, or someones personal ego outlet.

CA, in total continues to lose 100k's of population and continues to add onerous legislation, including the state rent cap they passed a few years ago (doesn't apply to sfr's though).I am not sure why anyone would want to jump in the deep shark infested waters right before feeding time, unless you have a clear proven strategy, or a very long time horizon.

Having watched many prior co-workers get paid, cash their check at the casino, and promptly deposit it all into a slot machine I can tell you with pretty good certainty that casinos don't have a positive effect on disposable income and good use of the existing income in the area surrounding :)Are there solid local employers OTHER than the casino in a 15-minute drive?
