I've been slowly studying real estate investing over the past 2 years and am gearing up to make my first out-of-state real estate purchase.

Purchase price: $390,000 Cash invested: $390,000 Brand new construction nestled in the Grovemont neighborhood and conveniently located just 15 min from downtown Asheville & 10 min from Black Mountain. 3BR, 2.5 Bath, front and back deck, nice natural light.

Nice situation where talking to a neighbor resulted in the purchase of a house! 

I'd also like to try to purchase with a land trust or my LLC. 

Does anyone have strategy recommendations for purchasing multi-family properties with zero-low downpayments?

Once again, the main concern is a decreased living expense, but I also want to purchase in an area with long term appreciation potential.
