Now, if I was an investor in California, would things like L.A. fires, landslides, earth quakes, taxes, canyon fires, traffic, eviction moratoriums, etc worry me?

Now we are on the 3rd day of our trip and its been an incredible experience, horseshoe bend, grand canyon, tuzigoot and of course the famous pink jeep tour all have not disappointed.

We have a solid meetup in Provo I enjoy going to and have learned lots from.

It's always been my investment thesis to thread the needle of a place where a lot of people go but is not top of mind for rich people to own a second home.I like National Parks or Nat'l park sites that get 1M+ visitors per year but are not the big ones (Yosemite, Yellowstone, Zion, Grand Canyon, etc.) and have a median home price below the national average.

We only have one student rental out here in Provo, but I can attest to the nice cashlfow and extra maintenance headache that you mentioned.How many people do you rent out to per room?
