Because there have been such significant gains in the markets this year (unless you are a bond investor😬) fund/asset managers and stock traders will likely do some portfolio rebalancing in January, selling winners, and locking in tremendous 2024 gains.

So, if you can come up with a profitable investment there, you might have a winner in your hands for anybody looking for an investment there but you have the control issue.Even then though, as a potential investor, I'd have a big problem here.

(The only winners in most lawsuits are the attorneys.)

Those who buy when everyone is selling usually becomes the big winners.

It’s a lose-lose scenario.The only real winners are the lawyers and politicians.

"Master Group", "Winners Circle", or whatever - where they will promise to hold your hand, find you deals, find you money, find you whatever you need - all for the low low price of (in my case) $45,000 for a 2 year membership.  

If there is not clear winner, i would go with it was most universal and durable and don't "overspend" in hopes that it will sell quickly. 

well that depends on you and your knowledge and your skill/luck etc and no one else. with stocks and with RE, sometimes you get the turn-around projects too, which can suck up your money and be losers or end up as huge winners, when the community recognizes the value add or the company turns it around.
