I've only invested in STRs and was looking to get into small multi-family but haven't seen anything that made sense in any of the markets I invest in so was curious where people were seeing good opportunities.  

Hello everyone,My recent post regarding this topic was very vague so I'm reposting it.I own 2 single-family lots in the suburbs of Houston, Tx.

My wife and I are eager to build multiple streams of income, and we believe real estate investing, particularly in multi-family homes, is a great way to achieve that goal.

The fact that it's a family member does not make it illegal. 

We just finished up our last project in OC and looking for our next flip, preferably single family.

It is across the street from a park in a family community and we made a difference in that community.

I am now looking to buy my second rental but I have been looking at single families because the deals seam to be decent. the prices are surprisingly cheap over there for a single family averaging about 200k.

You just need to have more reserves set aside compared to a single family.

What kind of cost per square foot are you seeing in Boise to build multi-family / townhomes?
