Sometimes the former owner will trash the house (pull all electrical wires out of the walls, pour concrete down the sinks and tubs, break the porcelain, make big holes in the walls, break all of the windows and that's on a good day.

Personally I've installed porcelain (not ceramic) wood look tile and it's great.

One reason why its not used anymore is as mentioned about the brittle covering, the porcelain, etc.

In our most recent rental, we rented the equipment to refinish all of the original oak floors in the living areas and used porcelain tile in the bathrooms and LVP in the kitchen. 

I did a $13,000 rehab, opened  up one porch to the house by taking out sliders and   wall to wall porcelain tile, kitchen, baths, ceilings, all walls baseboards, anyways I am getting $895 and the  list of  applications has several 700+ credit scores.
