We all know those that get on BP that are LPS and now own 5000 units or Co GP with no real ownership etc.. so those are legit questions to bad OP got so defensive and did not just answer the questions. 

My one suggestion: do not conduct business with anyone (here or anywhere) without having your lawyer and maybe even your CPA reviewing all the paperwork.Also, stay far away from LPs.

I see that kind of structure (maybe different splits or thresholds) with first time LPs - it's generally simpler and easier to understand.

I'd love to get a sense of how LPs are fairing these days.

ThanksFor most LPs that invest in multifamily syndicates there are passive losses that build-up (e.g. depreciation, etc.) though out the lifecycle of the syndicate investment.

The investors will be LPs, also want equal equity stakes down the line, even with less or minimal initial investment upfront and wanted to see if anyone has selling / talking points to justify that position. 

They refuse to give investors the information they ask for such as who is the loan through, what kind of state it is in, and who are the GPs, LPs, profit and loss statements.

I would face real depression if I was not working or stimulated by investments, than I would be doing nothing.
