I teach private yoga and have been toying with the idea of adding it as an experience to Airbnb for my guests.  

I am a US citizen with a 680 credit score (actually, credit karma shows 680 for one bureau and 710 for another bureau), but I haven't worked in the USA for years, and overall, we are looking to get a DSCR loan.

How good of a tenant where theyI had this happen once and did not charge them as I do believe in karma and would work with the family to get the stuff out

I am a believer in Karma, so time will tell.

Can't do that, but I often wish for one, when I see someone receiving horrible advice from someone with zero personal investments telling others what they should do..Other social networks allow downvotes once you reach a particular karma threshold.

The thought of doing well for your tenants and expecting that in return shows your experience.No arguments with doing the right thing lead wise, but it really is a bad way to invest thinking that karma will meet you down the road.

You got some great advice from @Paul De Luca about adding an early termination clause.Plus I REALLY LOVE @Randall Alan approach of working with the tenant, not against them...at the end of the day, this good karma will come back around.
