I've done one LLC in Illinois and it was easy: $75 to the state, one web form, draft up some routine procedural docs etc. 

My job every month is to operate with as little $ as possible in banks that pay nothing, getting every dollar possible into my money market accts earning 4%+.

I was made aware this weekend by one of the investors on our Facebook group that Marco Santarelli on June 18th, 2024, held a "web seminar" again soliciting investors.

I do not like the web site as much as I liked the app. 

I have a client that owns a few properties off Web Gin House and they stay rented to long term tenants due to the schools.I'd be very selective and conservative on your numbers going into Decatur / Smyrna / Marietta for a 3/2 LTR - lots of rentals in these areas and can be tough to lease up.

I always preferred the web/desktop version anyhow, but the app was convenient for conversations!

I think the testimony of many on this web site would indicate there is great financial benefit from taking either of those approaches.

Alternatives are college courses, textbooks, and engagement through web searches.  

The rent prices I was basing off of rent estimates I found on the web, so I'm not sure if that is a factor, but I can reassess.
