I know there's seller finance and "B" lender that are good for the short term, but if a balloon payment is due say in 5 years, there's no guarantee that my DTI would be in a better place then I'd be stuck without funding. 

Property is $6.5M, leased for 20 year corp-guaranteed with a current rent of $450K (10% increase every 5 year).

I know nothing is guaranteed, especially with the way real estate is today but I was only asking this question to see if my plan sounded good and if reaching out to that many people did in fact give me a really good chance at finding a deal.

In your contract, include clear timelines, quality guarantees, and protections for unforeseen costs or issues.

That said, a VA loan charges you a guarantee fee that is financed into the loan.

Guaranteed others are fine with a lower elevation, but I do not have water run over my foundation inside.
