Don’t tell your electrician in the middle of a project you’re never going to use them again.  

I’m just waiting on a quote from an electrician and HVAC technician so that I can give them some justification for my numbers, if need be.

And he’s an electrician not someone who can lose money like that and not feel it.  

My electrician insisted in rewiring my house without ripping out the existing drywall.

I had an electrician go out today to inspect and give me a quote to fix and should receive the report tomorrow. 

I was able to rent the garage to a seasoned electrician running his business through there only coming in and out to stock his truck once per day.I hope to be able to convert the second floor into an ADU as soon as Feb 2nd rolls around.

An electrician?

Someone to stock supplies, an appliance repair person, heating/air conditioning repair, plumber, lawn care person, carpenter, salesman, and occasionally an electrician. 

OR do you call each individual specialist (plumber, electrician, mold expert, etc.)?

So outside of licensed electrician, plumber etc I ended up doing as much as possible myself, 5 hours every workday night and sun up to sun down on weekends.Looking back this was a huge adventure for me personally, it took me 2 years, I learned a lot and it made me a better investor.
